Selling your home can be an exciting but stressful time. One way to make the process smoother and more successful is to stage your home for potential buyers. Home staging involves arranging and decorating your home in a way that highlights its best features and makes it appealing to a wide range of buyers. While hiring a professional home stager can be expensive, there are many things you can do yourself to stage your home on a budget. Here’s a few that you might want to consider.

Declutter and Depersonalise The first step in DIY home staging is to declutter and depersonalise your home. This means removing any excess clutter, such as stacks of papers, magazines, or piles of clothes, and storing away personal items like family photos or religious items. The goal is to create a clean, neutral canvas that allows potential buyers to imagine themselves living in the space. One tip I’ve given my clients is to pretend they’re camping! By that I mean thinking about keeping the things they really need to have around while their home is for sale, and storing the rest out of the house.

Nobody really wants to see your overflowing laundry basket, or your fur-babies bed. By loading up the car before a home open (or having a kind neighbour take care of it for an hour) is an easy way to keep, but temporarily hide the things that you need to have around.

Another no-no is overstuffed bookshelves which can also be off-putting. Consider removing at least half and adding objects of interest such as a small vessel, or a potted plant.

Keep it Neutral A lick of paint in a neutral wall colour can increase the perceived value of a home when it comes time to sell. It can make smaller rooms feel larger, and create a fresh, inviting atmosphere. Potential buyers may be more likely to be attracted to a home with a neutral colour palette, because it allows them to easily envision their own personal style and décor in the space. A neutral wall colour can also help a home feel more move-in ready and well-maintained, which can be another deciding buying factor.

Clean and Repair Next, thoroughly clean your home from top to bottom. This includes dusting, vacuuming, mopping, and scrubbing all surfaces. Pay special attention to areas like the kitchen and bathroom, as these are often the most important rooms for buyers. Additionally, make any necessary repairs, such as fixing leaky taps and minor cracks and replacing broken tiles.

You might be surprised at the number of people who check out your cupboards so it might be a great time to toss out all of those unused bathroom products and out-of-date food items in your pantry!

Rearranging, removing or replacing your furniture can make a big difference in how your home looks and feels. Consider removing any bulky or outdated furniture and replacing it with pieces that will appeal to most people.

Think about how easy it is to move around or through a space and arrange your furniture in a way that maximises space and flow. Creating conversational groupings in the living room or positioning a bed to create, creates focal points.

If the living/dining space is on the small side, think about ditching your dining table and installing a smaller, more practical piece.

Natural light can make a room feel brighter and more inviting, so open up curtains and blinds to let in as much light as possible. If you have limited natural light, consider adding additional lighting fixtures or table lamps.

Curb Appeal Don't forget about the outside of your home. Curb appeal is super important because it's the first thing potential buyers see. A house that is not maintained from the outside will make a prospective buyer wonder if the inside is in the same condition. and they may just keep driving. At a minimum, make sure your lawn is mowed and green, and any overgrown plants or bushes are trimmed back. Consider adding colorful annuals or plants in pots to add a welcoming touch.
